What is the difference between a manufactured home and a modular home?

Manufactured and modular homes are built to two different building codes. 

Manufactured homes are built according to the federal (HUD) building code. 

Modular homes are built according to individual state building codes. 
 

What is the primary difference between the two types of homes?

Manufactured homes are built on a metal frame.

Modular homes are built on a wood frame.

Is it required that I set my new home on a permanent foundation?

It depends on your home. 

A modular home (wood frame) must be set on a permanent foundation or basement.

A manufactured home (metal frame) can either be set on a permanent foundation or basement, or it can be set on concrete pads with block piers. 

How can a home be financed?

It depends on how the home is set.

A home set on a permanent foundation or basement becomes real property since it is attached to the land.

As such it is financed by a residential mortgage available through a bank or mortgage broker.

A home set on concrete piers is considered to be personal property and is financed by a personal property loan.

How long will it take to build my new home?

From the time financing is in place it usually takes 8 to 10 weeks to build the home and finish it on your property.  During the busiest building season it may take longer and during the off season it may be done faster. Of course it all depends on the weather!

Can I have a home custom built?

Forest River Housing, including their Hart and Sterling lines, offers a wide range of floor plans (approximately 100).  These basic plans can be modified to your specifications.  Starting with one of these basic plans we can satisfy most of your needs.

Can I choose my own contractor to do some of the work?

Yes, we work with your own contractor when necessary and can provide them with the necessary information and drawings so that the factory warranty is valid.
